Will land title insurance protect my property from damage due to mineral extractions?
Under the standard title insurance policy, no, it does not.
If you are concerned about this eventuality, you should try getting the extended coverage for land title insurance. With most extended coverages, the exercise of the right to extract minerals in your land as well as in the surrounding area is part of the protection provided.
This includes any structural damage that resulted from the exercise of such rights. This would mean damage resulting from previous mining activities or other activities by which minerals are extracted. For instances, if it is discovered that there is a mine shaft under your home that caused your floor to collapse, the insurance will pay for the repairs of your home.
However, you should also check if the damages or loss incurred due to the depreciation on the value of the land as a result of such mineral extractions are also payable. In some cases, these may not.
