As a buyer, you have the prerogative to choose the title search and title insurance company, since it is your interests that are concerned and not the seller's. After all, the buyer is usually the one that pays for the premiums of the title insurance. And since you're paying, you might as well be the one to choose which company will do the searching for you.
You should choose a title search professional that has earned a reputation of doing a thorough job. The title search agent should be able to provide you with a complete and accurate list of title issues and any clouds on the title.
